The design for this mixed-use tower accommodates 44 residential and two commercial units on the ground floor.
Historically the site has been occupied by the Sutton Arcade linking both streets. The arch is locally listed therefore its retention is an important aspect of the proposal.
We wanted to ensure the character and design of our proposal complements and enhances the surrounding area and adjacent buildings. Therefore:
the proposal will provide much needed housing for the Sutton centre and the Borough.
it looks at using materials which are context specific and relate to the character of the locally listed arch and surrounding area of Sutton.
Material palette will be chosen so that the building is durable and requires minimal maintenance.
We have considered the sitting and design of the development, including windows, privacy screens and balconies, to maintain privacy and minimise overlooking
This car free scheme focuses on sustainability and reuse therefore the existing structures on site will be retained and revitalised. The rooftop space of the existing commercial units will be used as a rooftop biodiverse garden providing space for children play area and communal amenity space. The proposal will also look into high quality pedestrian, cycle and public realm improvements.
What is more it will incorporate some of the passive design principles, air source heat pumps and PV panels to provide efficient and low energy homes. The construction method is intended to be as modular as possible to minimise disruption to the surroundings and increase efficiency of construction on such a constrained site.
